House Upgrade List – 2007/08

1. All wood floors (sans living room) refinished down to bare wood. 3 coats of finish applied.

2. Custom painting – 90%+ of interior (Exterior done in mid-‘06).

3. New custom closets (7 in total).

4. Crown molding added in family and dining rooms. Family room is wired for surround sound with capability for hidden components in closet.

5. Fireplace restored – hearth and mantel.

6. Garage – custom shelving and workbench added.

7. Plumbing – recirculation pump, regulator, fireplace gas and logs added, new fixtures in kitchen sink, toilet flows all changed out. Hot water outlet (dog wash, etc.) added inside garage.

8. Custom Lighting Fixtures added to living room, dining room and Library room.

9. Driveway – new cobblestone paved driveway, stairs and walkway stones. All sealed ($38k).

10. Exterior misc:
A. Privacy gate - wireless and dual keypads
B. Flagstone and brick throughout property all stained and sealed (including top deck pavers)
C. Decorative planter and lawn lighting front and back
D. Wrought iron all painted at ground level

11. HVAC – old insulation removed and replaced/upgraded. Upstairs system re-ducted and air balanced.

12. Electrical:
A. Lighting added in upstairs office closets
B. Basement – dual 6’ ballasts
C. Patio – lighting and/j-box added for BBQ and seating areas
D. Motion sensor added to driveway/rear of property
